New Delhi, Sept. 28 -- Arnya RealEstates Fund Advisors Pvt Ltd said Monday it has appointed Vishal Gupta as chief investment Officer (CIO) to lead its commercial real estate investment platform.

Gupta's appointment marks Arnya's expansion into the commercial property segment, complementing its existing strategies across debt, preferred capital and equity for the residential market, the investment firm said in a statement.

Arnya, which manages about Rs 3,000 crore in assets, said Gupta joins as one of three CIOs, each responsible for a distinct investment strategy or asset class. This structure reflects the firm's broader ambition to build a full-stack, multi-product real estate asset management platform, with specialised investment leadership across asset classes and the real estate capital stack, the company said.

Gupta joins Arnya from ICICI Prudential AMC, where he spent 13 years of his 20-year career with the ICICI Group. A chartered accountant by training, he brings two decades of experience across real estate private equity and asset management, spanning investment strategy, transaction execution, portfolio management and the full investment lifecycle.

During his career, Gupta has led commercial real estate transactions aggregating more than Rs 5,000 crore and managed a fund through its investment and exit cycle, Arnya said.

"Commercial real estate is an important focus area as we continue to build and diversify Arnya's investment platform," said Sharad Mittal, founder and chief executive officer at Arnya.

Arnya has so far raised housing-focused alternative investment funds. It recently launched Arnya Real Estate Fund III - Preferred Capital, in partnership with real estate developer Casagrand. The fund, which will pool in equity capital, has a target corpus of Rs 750 crore (around $79.4 million) and will invest across projects of Casagrand.

The firm, through its debut vehicle Arnya Real Estate Fund - Debt, has committed Rs 1,000 crore ($104.5 million) across 11 transactions spanning five regions since its first close in September 2024. Total commitments are expected to reach Rs 1,200 crore, including direct investments. Its portfolio includes projects of Casagrand, Maia Estates, Gami Group and Vaishnavi Group.

Arnya also has a platform partnership with Supreme Universal, which focuses on redevelopment opportunities in Mumbai. It recently hit the first close of the residential equity fund at Rs 1,030 crore and is expected to hit its final close soon. It is also in the process of floating its second debt fund, VCCircle reported previously.
