New Delhi, Aug. 26 -- India's residential real estate market is witnessing a clear shift towards premium and luxury homes, even as housing sales have moderated in several major cities, according to a CareEdge Ratings report.
The share of homes priced below Rs 1.5 crore, in new launches across India's top seven residential markets, has fallen sharply in recent years. Such properties accounted for 85% of launches in the first quarter of 2022, but their share dropped to 57% in Q1 2025 and further to 47% in Q1 2026.
At the same time, developers have increasingly focused on higher-priced housing. The Rs 1.5 crore to Rs 4 crore category accounted for 44% of new launches in Q1 2026, compared with just 14% in Q1 2022. Homes priced above Rs 4 cror...
