Kolkata, Oct. 22 -- Kolkata recorded 41,309 residential apartment registrations between January and September 2026, marking a 12 per cent year-on-year decline, according to Knight Frank India.
The city registered 4,845 apartments in September, down nine per cent from the corresponding month last year, although registrations rose two per cent month-on-month. The data, based on figures from the Directorate of Registrations and Stamps Revenue, covers both new sales and resale transactions across the Kolkata Metropolitan Area.
Despite the slowdown, registrations showed a shift towards larger homes. Apartments measuring 501 to 1,000 square feet accounted for 58 per cent of registrations during the first nine months, up from 46 per cent in the same period last year. Homes exceeding 1,000 square feet recorded a 46 per cent year-on-year increase in registrations, raising their share from six per cent to 11 per cent.
In contrast, registrations of apartments below 500 square feet fell 42 per cent, with their share declining from 48 per cent to 31 per cent.
"Kolkata's residential market continues to see a measured pace of transactions, with 41,309 apartments registered during January-September 2026, 12 per cent lower than the corresponding period last year," said Shishir Baijal, chairman and managing director of Knight Frank India. He added that the growing share of larger apartments pointed to evolving buyer preferences for homes offering greater space and functionality amid moderating market activity.
North Kolkata accounted for 36 per cent of September registrations, against 34 per cent a year ago. South Kolkata contributed 31 per cent, down from 38 per cent. Together, the two zones accounted for 67 per cent of registrations. Khardaha, Dum Dum, Barasat, Behala, Thakurpukur and Rajarhat were among the leading locations.
