Sri Lanka, Feb. 8 -- The proposed Protection of Occupants Bill has emerged as a major talking point in Sri Lanka's legal and property circles, with senior lawyers warning that it may tilt the balance unfairly in favour of erring tenants, conflict with existing legislation, and create serious repercussions for the condominium property market.

Critics argue that the Bill is unnecessary and excessive, particularly given the existence of the Recovery of Possession of Premises Given on Lease Act, No. 1 of 2023, which was enacted to provide landlords with an expeditious court process to evict tenants who violate lease covenants or continue in occupation after the lease period has expired.
