Mumbai, Oct. 1 -- LML Realty has expanded its Built-to-Suit Factory offering with a Built-to-Lease model intended to help micro, small and medium enterprises scale manufacturing with lower upfront investment. The model starts at Rs. 25 per sq. ft. per month and includes land, factory construction and statutory approvals, with facilities scheduled for handover within 180 days.

Delivered through its construction division, LML Contracts, the offering combines land acquisition, design, civil and structural construction, mechanical, electrical and plumbing services, and statutory approvals under a single contract. The integrated approach is intended to reduce delays and cost overruns associated with managing multiple vendors during industrial expansion.

Manufacturers can choose between owning the land and facility or using the lease-based model. The latter provides a ready-to-operate facility with more predictable costs, allowing MSMEs to expand their manufacturing footprint without committing substantial capital at the outset. LML Realty said its broader factory solution is designed to simplify the transition from land acquisition to operational readiness.

The facilities can be customised for automotive, pharmaceuticals, food processing, warehousing, chemicals, textiles, fast-moving consumer goods and data centres. Standard specifications include the factory structure, roofing, mechanical, electrical and plumbing services, and concrete flooring, while additional options include heavy-duty structures, Good Manufacturing Practice-compliant cleanrooms and crane provisions.

The factories will be developed at LML Industrial Park in Jhirka Valley, described as a PADMA-approved industrial park in Delhi-NCR backed by the Haryana government. Manufacturers at the park can access up to Rs. 30 mn in state incentives, including capital expenditure support, interest subsidies and export grants.

Located on NH-248A along the Delhi-Mumbai Expressway, the 45-acre gated park is around 75 minutes from Gurugram and Faridabad. Its infrastructure includes 18-metre reinforced cement concrete internal roads, surveillance, staff quarters, sewage treatment and common effluent treatment plants, and rainwater harvesting. LML Chambers, a 30,000 sq. ft. commercial facility at the park, serves more than 35 established enterprises.
