Mumbai, July 13 -- ExxonMobil has leased 0.235 million (mn) square feet of office space in Whitefield in Bengaluru at a monthly rent of Rs 18.6 mn. The lease was taken by ExxonMobil Services and Technology in the city's eastern IT corridor and was recorded in property market documents. The company's new occupation adds to its existing footprint in the area.

Last year the firm renewed a lease for nearly 0.531 mn square feet at a monthly rent of Rs 26 mn in the Prestige Shantiniketan complex. The renewed space is spread across Crescent One on floors four, five, six, seven and eight and Crescent Two on floors one, two, four, five, six and seven. The renewal began in November 2023 for a term of five years with an option to extend for an additional five years. Documents identify the landlords as Prestige Estate Projects Limited and INR Holdings.

Details of the recent transaction and the earlier renewal were seen in documents accessed by Propstack and referenced in industry reporting. The paperwork provided the floor and rent particulars and confirmed the contiguous large-format space within Whitefield. The filings were presented to show the scale and tenure of the leases rather than operational details of the occupier.

The deals underline continued appetite among large corporate occupiers for substantial office blocks in Bengaluru's established IT districts. Market participants view such renewals and fresh take-ups as indicative of occupier preference for campus-style assets that offer scale and proximity to talent pools. Landlords and developers are likely to consider these leasing patterns when calibrating future supply in the corridor.

Bengaluru's eastern corridor has continued to attract technology and energy companies seeking large contiguous floors to support hybrid working models and collaborative operations. Such demand can favour campus-style developments that provide amenities and scale rather than smaller, dispersed units. Observers expect leasing momentum in established corridors to influence developer decisions on new completions and refurbishment projects.
