Mumbai, Sept. 2 -- Aon Consulting Private Limited has taken on a lease for nearly two hundred thousand sq ft at Vista Earth Centre in Whitefield, Bengaluru, for a total rent of Rs 980 million (Rs 980 mn) over a five-year term, according to property registration documents accessed by Propstack. The transaction covers a chargeable area of 198,509 sq ft across the second, third, fourth and sixth floors of the building. The space was leased from Vista Spaces Earth Centre Private Limited under separate commencement dates recorded as December 2025 and June 2026 for the respective premises.

Under the registered terms Aon Consulting will pay a monthly rent of approximately Rs 15.3 million (Rs 15.3 mn), reflecting a rental rate of Rs 77.32 per sq ft per month. A security deposit of about Rs 107.4 million (Rs 107.4 mn) has been paid for the transaction. The lease has been structured for a five-year tenure and includes a 15 per cent escalation every three years.

Documents show that the company had earlier taken around 164,000 sq ft in December 2025 on the third, fourth and sixth floors and added the second floor in June 2026 to reach the total area. The escalation clause will increase rental outgo during the tenure in line with the agreed terms. Propstack calculated the total rent payable over the lease period based on the registered lease terms.

The deal forms part of a wider trend of large office transactions in Bengaluru, where German semiconductor major Infineon Technologies recently took about six hundred and thirty thousand sq ft at Brigade Solarium City for a ten-year term with a total estimated rent of Rs 7.52 bn. A Knight Frank India report noted that large office transactions accounted for 28.2 million (28.2 mn) sq ft of leasing activity across eight leading cities in the first half of 2026 and contributed 59 per cent of the total office leasing volume of 48.0 million (48.0 mn) sq ft.
