Mumbai, Oct. 28 -- AHS Properties is set to launch its USD 1.3 billion AHS Twin Towers commercial development on Sheikh Zayed Road in Dubai, following its acquisition of Shangri-La Dubai for AED 1.1 billion. The property will undergo a major transformation into a Grade A commercial office destination.

Designed by international architecture firm Gensler, with interiors by AHS Atelier, the company's in-house design studio, the development will feature a contemporary architectural identity, premium materials and bespoke design elements.

The ground-plus-50-storey development will offer flexible Grade A office spaces integrated with business, wellness and lifestyle amenities. The project will include more than 30,000 sq ft of wellness and fitness facilities, over 12,000 sq ft of dining spaces and more than 1,000 parking spaces.

Additional facilities will include an elevated dining destination, a private wellness sanctuary with a dedicated lap pool, executive business lounges and a landscaped rooftop sky garden.

Abbas Sajwani, Founder and CEO, AHS Properties, said the development represents the company's next major step in Dubai's commercial real estate market. He highlighted the growing demand for premium workplaces that combine strategic locations, modern design and integrated amenities to enhance the overall working environment.

The project follows the success of AHS Tower, the company's first Grade A commercial development, which achieved sales exceeding USD 700 million during its development phase.

AHS Twin Towers is expected to strengthen the supply of premium commercial office spaces along Sheikh Zayed Road, one of Dubai's established business corridors.
