New Delhi, July 27 -- India's residential real estate market is witnessing a widening divide between supply and demand, with developers increasingly focusing on premium, larger homes even as affordability continues to shape buying decisions in several cities, according to the latest Magicbricks PropIndex for April-June 2026.

The report shows that developers remain optimistic about demand for spacious homes, with 3 BHK apartments accounting for 46 per cent of the country's active housing supply, significantly higher than the 32 per cent share of 2 BHK units.
