New Delhi, Sept. 3 -- Housing prices across India's top seven cities surged 59 per cent between 2021 and 2025, significantly outpacing the 34 per cent increase in residential construction costs during the same period, according to property consultancy Anarock.

The widening gap between the cost of building a home and its selling price has been driven by factors including rising land values, location premiums, developer margins and changing demand-supply dynamics, Anarock said. The 25-percentage-point divergence could intensify affordability pressures for homebuyers while creating margin challenges for developers.
