Kolkata, Sept. 24 -- Residential apartment registrations in the Kolkata Metropolitan Area (KMA) fell 23 per cent year on year to 4,741 in August, according to Knight Frank India, even as buyers showed a growing preference for larger homes.
Registrations were 14 per cent lower than July but broadly in line with the trailing 12-month average of 4,779. Between January and August, 36,464 apartments were registered, 12 per cent fewer than in the corresponding period last year.
The data, sourced from the Directorate of Registrations and Stamps Revenue, covers both fresh sales and resale transactions.
Apartments measuring 501-1,000 sq ft accounted for 58 per cent of registrations in the first eight months, up from 45 per cent a year earlier. Registrations of homes larger than 1,000 sq ft rose 69 per cent year on year, taking their share to 11 per cent.
In contrast, registrations of homes below 500 sq ft fell 45 per cent, with their share dropping from 50 per cent to 31 per cent.
South Kolkata accounted for 52 per cent of August registrations, up from 34 per cent a year earlier, while North Kolkata contributed 24 per cent, down from 35 per cent. Together, the two zones accounted for 76 per cent of registrations.
Sonarpur, Thakurpukur, Behala and Kasba recorded healthy activity, particularly in the mid-segment housing market.
Knight Frank India chairman and managing director Shishir Baijal said the shift towards larger homes reflected buyers' growing emphasis on space, functionality and long-term utility.
