India, July 9 -- The Delhi Development Authority (DDA) has opened the application process for Developer Entities (DEs) seeking to develop their land under the revised Transit-Oriented Development (TOD) Policy through the Online Building Permit System (OBPS), marking a key step towards implementing the capital's revamped transit-linked urban planning framework. Framed under the guidance of Lieutenant Governor Sardar Taranjit Singh Sandhu, the revised policy requires Developer Entities to first obtain sanction of TOD plots from the TOD Committee by applying through DDA's OBPS. Once the plots are approved, building plans for TOD projects must also be submitted through the same online platform for DDA's clearance. The authority has launched a dedicated microsite on its website to facilitate all matters related to the implementation of the TOD Policy. Also Read - Balcony of luxury society flat collapses in Gurugram; residents demand 'structural audit' The revised policy seeks to improve ease of doing business by introducing a simplified single-window clearance mechanism through the TOD Committee, chaired by the DDA Vice-Chairman and comprising representatives from all key stakeholder and service-providing agencies. It also introduces a single TOD charge covering water and sewerage, building plan approval, change of land use, levies, additional Floor Area Ratio (FAR), and conversion of leasehold properties to freehold. Adopting a corridor-based approach, the policy covers 207 sq km along Metro corridors and around Regional Rapid Transit System (RRTS) and railway stations, including nearly 80 sq km of land previously excluded. It permits TOD projects on plots of 2,000 sq m and above, allows a maximum FAR of 500, mandates at least 65 per cent residential use to promote affordable housing, and provides flexibility for commercial and mixed-use development while improving pedestrian connectivity to transit stations and strengthening public infrastructure.
