Ghitorni land parcel set for Rs.2K-cr redevelopment
New Delhi, May 17 -- NBCC (India) Limited has initiated the process of appointing architectural and engineering consultants to develop a mixed-use project on 21.23 acres in south Delhi's Ghitorni, located near Qutub Minar, at an estimated project cost of Rs.2,070.29 crore, officials aware of the matter said.
Officials said that the project will comprise residential and commercial components, with a built-up area of over 550,000 square metres.
The consultant will be tasked with preparing a detailed project report (DPR) and undertaking planning and design work for the proposed multi-storeyed development.
An NBCC official, asking not to be named, said the consultancy appointment is among the first major procedural steps toward execution of the project.
"The consultant will be responsible for architectural planning, engineering consultancy and preparation of the DPR for the integrated mixed-use development proposed at the site," the official said.
The move comes months after the resolution of a decades-long dispute over the land parcel.
NBCC previously announced that the matter relating to the Ghitorni land parcel, which was stuck in litigation for 57 years, was settled earlier this year, paving the way for redevelopment plans.
Officials said the project is expected to include residential towers, commercial spaces and supporting infrastructure, although the final configuration and planning norms will be determined after preparation of the DPR and getting statutory approvals.
In the initial phase, the work will include architectural and engineering consultancy services for residential and non-residential building works of varying scales and heights. Officials said the consultant selection process will involve technical and financial evaluation, including a design concept presentation stage.
The Ghitorni parcel is located at a strategically important point, given its proximity to Metro connectivity and commercial hubs in south Delhi, as it is located on the Mehrauli-Gurgaon Road.
"The proposed development is envisioned as a large integrated urban project with residential and commercial utility. The DPR stage will determine the phasing, land utilisation and overall planning approach," the NBCC official said.
Officials said timelines for execution of the Ghitorni project will become clearer once a consultant is selected, but the construction is expected to take at least three years.
The consultant will prepare concept designs, detailed project reports, architectural and structural drawings, landscaping plans, tender documents and estimates for the project.
The consultant will also assist NBCC in obtaining statutory approvals, RERA (real estate regulatory authority) registration, environm- ental clearances and permissions related to tree cutting, transplantation and shifting.
"The project will include internal and external electrical installations, firefighting and fire alarm systems, lifts, mechanical ventilation in basements, sewage treatment plants (STPs) and water treatment plants (WTPs). Other planned components include external development works, horticulture and landscaping, prepaid metering systems, signage works, power backup infrastructure and elec- trical substations," the official said.
The project will also comprise CCTV systems, EPABX (private phone network) systems, boom barriers, rainwater harvesting systems, and solar lighting and solar power generation facilities.
The consultant will additionally assist in obtaining GRIHA green building ratings, explore the possibility of transit-oriented development and higher floor-area ratio studies for the project....
