Mumbai, Aug. 27 -- India's 28 major listed real estate firms recorded a collective decline in sales bookings of 21 per cent in the April-June quarter of 2026-27, with combined pre-sales amounting to Rs 399,640 million (mn).

The fall was attributed to lower volumes as some large developers refrained from launching housing projects amid global economic uncertainties.

Data compiled from investor presentations showed Godrej Properties emerged as the largest developer by pre-sales, with bookings of Rs 86,510 mn in the quarter compared with Rs 70,820 mn a year earlier.

19 of the 28 companies reported growth in pre-sales, including Lodha, Sobha, Puravankara, Kalpataru, Embassy Developments, Mahindra Lifespace and others. Nine firms, among them DLF, Prestige, Oberoi Realty and Signature Global, recorded declines.

Prestige Estates recorded the second position with pre-sales of Rs 65,793 mn in the quarter, down from Rs 121,264 mn in the year-ago period, while Lodha's pre-sales rose to Rs 46,300 mn from Rs 44,500 mn and Sobha's increased to Rs 36,560 mn from Rs 20,790 mn.

Signature Global's bookings were Rs 19,700 mn against Rs 26,400 mn a year earlier and DLF's bookings plunged to Rs 6,570 mn from Rs 114,250 mn, with the company absent any new project launches in the quarter. Several mid?sized developers posted mixed results, with Max Estates, Kalpataru and Puravankara among those showing notable gains.

Other firms reported varied outcomes: Mahindra Lifespace rose to Rs 9,250 mn, Oberoi fell to Rs 10,498.8 mn and Sunteck rose to Rs 7,870 mn, while smaller listed developers such as Arvind SmartSpaces, Sri Lotus, Ajmera and Suraj Estate recorded increases from relatively lower bases.

Real estate consultants attributed the overall decline to a lack of fresh launches by key companies, a high base effect and cautious buyer sentiment and expressed expectations of recovery from the second quarter onwards. The release noted that many private developers do not report quarterly sales bookings and that revenue recognition for these bookings generally remains linked to project completion.
